Annual Handbook
About this Handbook

Dear Hemlock Farms Member:

This 2026 Official Hemlock Farms Handbook is a comprehensive resource for owners of both improved and unimproved lots within Hemlock Farms. Here you will find essential information including the Hemlock Farms Bylaws, Administrative Code, and Architectural and Construction Regulations. Additionally, this handbook offers insights into various clubs, community groups, the Water Company, Refuse/Recycling Center, and recreational activities available to members. For the third year in a row, we have also included a Business Directory of paid advertisers to help members find local services to meet their needs.

We encourage you to keep this handbook handy and refer to it throughout the year. For your convenience, it is also accessible online at the Hemlock Farms website (www.hemlockfarms.org) in the Resource Center and in the Hemlock Farms CA app (available on Apple and Android mobile devices).

Should you have any questions not addressed within this handbook, the dedicated staff at Hemlock Farms Community Association (HFCA) is here to assist you. Please don’t hesitate to reach out to us for further information at 570-775-4200. We hope you find this handbook valuable and look forward to another exciting year in the Perfect Place to Be!

Sincerely,
Shaun Nordlie, CMCA, Community Manager

NEW! THIS YEAR - Calendar Improvements

This year, we've included the deadline for vehicle barcode renewal, holiday closures for the Steer Barn Clubhouse, and the observed holiday for Curbside Trash Pickup. Now, along with HFCA events and major clubs, groups, and associate member events, you can find all of these important dates in one convenient location.

Paid Advertiser Directory

The Annual Handbook is a great resource for finding pretty much everything you need to know about living and recreating in Hemlock Farms. It is also somewhat of a living document. Dues are announced in December, Bylaws and Directors change in July with the Annual Election, and codes often change throughout the year to keep Hemlock Farms constantly evolving and improving. Since multiple items may change between one annual publication and the next, HFCA has resolved that a standalone Google Drive link is not sufficient in itself. Members now have access to these changes all in one designated location on this page.

Code Changes

Management, committees, and the HFCA Board of Directors continuously work to improve the association's codes. Since this document only comes out once a year, we will add any revisions to the codes to this page for members to access easily in one place.
